Case Study: Project ManagementData Center Operators and Developers
Brooklyn Bridge In a longterm engagement which began in 2015, a nationwide data center company, which has in-house real estate development and construction companies, contracted JLS to provide field supervision, project management, project oversight and field management. The client’s overall objective for this project was to convert 1.1 million s.f. of mostly data center specific space into mixed-use commercial and retail space, plus data center capabilities. This overall plan is being achieved through various sub-projects within the larger project. The project’s scope of work includes five major components. First, extensive lobby, retail and plaza renovation, including building storefronts, public plaza and court yard. Second, substantial base building infrastructure with upgrades for conversion including critical electrical work to accommodate volume of tenants. Third, demolition of existing core areas on office floors and construction of new elevator lobbies, corridors; rebuild and upgrade of windows at exterior wall; and new water service distribution. Fourth, building facade replacement over 14 floors, requiring removal of existing facade and installation of new curtain wall. Fifth, tenant fit-out over approximately 35 floors, which requires JLS to oversee and coordinate the design and procurement process; as well as the work done by outside contract managers, to name a few. The estimated value of all projects combined is $200 million. |
